Roof replacement

HAAG-certified inspectors walk the entire property, not just the roof. We document damage to every exterior component. Drone photography captures large or hard-to-access roof surfaces. You get a full damage report within 48 hours of our inspection.

In mid-October we suffered a huge sewage back up that affected 6 apartments and the leasing office. This asset presents numerous challenges being that it is low income and an older asset that we knew had asbestos. I engaged Spyder during the the sewage and water mitigation process. We worked to create a cost-effective scope of work that would complete the asbestos abatement properly and timely. Once abatement started Spyder’s Project Director Matt Mena kept us updated in real time of additional challenges as well as nightly progress reports. There were a few adjustments to the plan due to various factors. Matt communicated every step of the way. During the abatement Project Director Greg Morgan created the scope for the re-build along with the schedule and timeline. By the end of Summer 2025, Spyder Construction will have completed two Fire Suppression System repairs at one of my properties, Station at Riverfront. They have replaced suppression piping in major exterior breezeways of occupied buildings and are currently replacing sprinkler heads and a main in 273 units and 12 corridors without completely vacating the building. This is a complete overhaul of the system including a new fire panel and alarm system. How quickly can you inspect my property after a hail storm in Denver?

It depends on the severity of the event. After a major hail storm, every roofing company in Denver is fielding calls at the same time. File a claim with your carrier and call a contractor with HAAG-certified inspectors to do a proper assessment. The sooner you file the claim and get an inspection, the stronger your position. Waiting months after the event gives the carrier room to question whether the damage came from the storm you’re claiming.

Full-scope restoration including siding, gutters, HVAC, and windows takes longer because of trade coordination. The biggest variable is usually insurance approval, not the physical work. We start our scope and documentation process immediately after inspection so there’s no gap between claim approval and construction start.
