Projects Outside Our Scope

All-in-One

What we handle

We are a commercial restoration contractor serving Denver and the Front Range. We restore multifamily and commercial buildings after water, fire, and storm damage, managing emergency response, environmental abatement, and full reconstruction under one contract. This eliminates handoffs between mitigation companies and general contractors, reducing delays, coordination issues, and insurance friction.

Water

Water damage mitigation

Our team handles emergency water extraction, structural drying, ACM testing and complete reconstruction. We plan every mitigation decision around the rebuild so there’s no wasted time or unnecessary demolition.

Fire

Fire and smoke restoration

Full-service fire restoration – board-up, stabilization, smoke/soot cleanup, water extraction, testing, and full rebuilds. For multifamily properties, we handle tenant relocation and insurance from day one.

Storm

Storm damage restoration

Front Range storms damage more than roofs – they hit siding, windows, HVAC, and more. We handle the full claim scope – one contractor, one claim, everything covered.

Meth, fentanyl, asbestos, mold, lead

Environmental services

Hazards like meth or fentanyl residue, asbestos, and mold must be cleared before rebuilding. Our licensed team handles all required abatement, with one project manager overseeing both cleanup and reconstruction.

RESPONSE

Sewage backup and biohazard cleanup

Sewage backups are contamination events, not just water issues. We handle extraction, decontamination, testing, and full rebuilds – and manage tenant displacement in multifamily properties.

Properties

Building types we restore in Denver

We specialize in restoration for occupied buildings – protecting both the people inside and the revenue those properties generate across multifamily, office, hospitality, medical, and HOA properties in Denver.

Multifamily (Apartments)

Restoration in occupied apartment buildings with minimal unit displacement. We phase work to protect rental income, reduce vacancy loss, and keep residents in place whenever possible.

Office and retail

We aim to keep tenants open during restoration. We isolate work areas, limit footprint, and coordinate schedules so businesses can continue operating and generating revenue.

Commercial / Hospitality

Hotels, restaurants, and high-traffic properties restored with guest experience in mind. We manage noise, access, and timelines to avoid impacting occupancy and revenue.

Medical (Hospitals & Labs)

Restoration in hospitals, labs, and clinical environments with strict containment, air control, and compliance protocols. We meet medical standards while protecting sensitive operations and patient privacy.

Assisted Living / Senior Care

Work performed in occupied care environments with a focus on dignity, safety, and minimal disruption. Special consideration for memory care and vulnerable residents.

HOA Communities

Restoration focused on shared community assets and common areas. We work with HOA boards and property managers to maintain property value while avoiding disruption to individual homeowners.

Why choose us

One contractor from emergency to rebuild. No handoffs. No surprises.

One contractor from emergency through rebuild

Mitigation, scope, insurance coordination, and rebuild all under one agreement. No finger-pointing between vendors. You know exactly who is responsible.

Insurance documentation that gets claims paid

Your insurance carrier doesn’t pay for what you did. They pay for what you can prove you did. Our documentation package is what adjusters need to process claims without delays or disputes.

Built for occupied buildings

Every project we take on is a commercial building, a multifamily property, or an HOA community. Our crews know tenant notification rules, occupied-space access restrictions, and how to phase construction around people who are still living and working in the building.

Mitigation planned around the reconstruction

Most mitigation companies focus on drying the building out and moving on. They don’t think about what happens next. We plan every mitigation decision around the rebuild that follows.

What Our Clients Say

FAQ

Frequently asked questions about commercial restoration in Denver

What does a commercial restoration company do?

A commercial restoration company repairs and rebuilds commercial and multifamily buildings after damage events like fires, floods, storms, and sewage backups. The scope typically includes emergency mitigation (stopping the damage and stabilizing the building), environmental testing and abatement if hazards are present, and full structural reconstruction to return the building to its pre-loss condition. Some companies only handle the mitigation phase and hand you off to a separate general contractor for the rebuild. Spyder handles both under one team.

Look for a contractor that handles both mitigation and reconstruction so you’re not coordinating separate companies. Ask whether they do their own environmental testing and abatement or sub it out. Ask about their documentation process, because your insurance carrier will require detailed records. Check whether they have experience with occupied commercial buildings specifically, not just residential. And ask them to name projects similar in scope to yours. A company that restores single-family homes is not the same as one that restores 15 flooded apartment units across multiple floors.

Most commercial property insurance policies cover restoration from sudden events: fires, pipe bursts, sprinkler failures, hail damage, and sewage backups. Coverage depends on your specific policy, the cause and category of damage, and whether the event is classified as sudden or gradual. Gradual damage (a slow roof leak that’s been there for months) is typically excluded. We work directly with your insurance carrier from the first day of the project. Our documentation process gives adjusters what they need to approve claims without unnecessary back-and-forth.

It depends on the type and scope of damage. Emergency mitigation (water extraction, drying, board-up) typically takes three to seven days. Environmental testing results come back within 24 hours. If abatement is needed, that adds time based on scope. Reconstruction timelines depend on the number of affected units or spaces and the complexity of the work. A single-floor water loss might take four to six weeks total. A large fire affecting multiple floors of an apartment building can take several months. The biggest variable is usually insurance approval, not the physical work.

We restore commercial and multifamily properties only. That includes apartment complexes, condominiums, HOA communities, office buildings, retail centers, mixed-use developments, hotels, and industrial facilities. We do not take on single-family residential projects. Every building we work on is commercial, and our crews are trained for the specific requirements of occupied commercial environments: tenant notification laws, business continuity planning, phased construction, and large-scale insurance claims.

Most restoration companies focus on the emergency phase: extracting water, boarding up after a fire, setting up drying equipment. Once the building is stabilized, they hand you off to a general contractor for the rebuild. Most general contractors don’t do emergency work. Spyder is both. We respond to the emergency, handle the mitigation, manage environmental testing and abatement, and then rebuild the structure. One team from the first call through final inspection. That eliminates the handoff that typically adds weeks to a restoration project.

ACM stands for asbestos-containing material. Colorado state law requires testing for asbestos before any demolition can begin on older buildings. During restoration work, that means you can’t cut wet drywall, pull up damaged flooring, or open up walls until ACM results come back. Contractors who start demolition before testing create a potentially serious environmental hazard and a much larger remediation bill. Spyder orders ACM testing immediately on arrival and handles abatement in-house through our licensed environmental services team if anything tests positive.

In most cases, yes. We restore commercial and multifamily buildings in occupied environments on every project. Unaffected units and spaces typically remain open while damaged areas are being restored. That requires careful planning: phased construction schedules, tenant notification compliance, noise and access restrictions, and equipment placement that doesn’t block common areas or exits. In retail and office settings, we’ve completed full restorations while the business stayed open and operational throughout.

Cost depends on the type and extent of damage, the number of affected areas, whether environmental hazards are present, and the scope of reconstruction needed. A moderate water loss in a commercial office might run $50,000 to $150,000. A multi-floor apartment fire with environmental abatement and full unit reconstruction can exceed $1 million. We provide transparent, detailed estimates and work directly with your insurance carrier to align scope and coverage. Our approach of saving what can be saved and replacing only what needs to be replaced keeps total project costs lower.

First, make sure everyone is safe and out of harm’s way. If the damage involves water, shut off the source if you can safely reach the shutoff valve. If it’s a fire, don’t re-enter until the fire department clears the building. Don’t start any demolition or cleanup. Colorado law requires ACM testing on older buildings before any drywall or flooring is disturbed, and premature cleanup can destroy evidence your insurance carrier needs. Document what you can see with timestamped photos. Then call your insurance carrier and a restoration contractor who can be on site within hours.
