Project Synopsis

The Viridian walkways structural repair project resolved extensive water intrusion that compromised the elevated wood-framed walkways throughout the multifamily community. A failed downspout allowed prolonged moisture exposure, causing deterioration within structural members and uneven walkway elevations. Spyder identified the full extent of hidden damage, rebuilt compromised support columns, corrected walkway height and alignment, restored structural stability, and resolved the drainage issue to prevent future failures.

Challenges

The severity of water infiltration extended far beyond what the initial destructive testing indicated, forcing rapid adaptation to the repair scope as concealed deterioration was uncovered. Spyder collaborated closely with the structural engineering team to redesign repair details, obtain revised municipal approvals, and keep progress moving despite evolving conditions. Working within an occupied multifamily community added complexity, requiring safe access management, noise and disruption controls, and precise sequencing to complete invasive structural repairs without displacing residents.

Results

Spyder restored long-term structural integrity by rebuilding deteriorated walkway components, installing new exterior finishes, and correcting elevations to ensure proper loading and performance. All repairs were executed while units remained fully occupied, minimizing disruption and maintaining safe access for residents throughout the project.
