Project Synopsis
Electrical issues can happen on any project when safety precautions are not taken, this happened here at Sunset Ridge. During a homeowner remodel a fire sparked to life and caused major damage to not only their home, but the adjacent units as well. Spyder was contracted to facilitate the reconstruction of the property by replacing roof trusses, floor joists, interior framed walls, and the stairwells of the townhomes. Spyder was recommended by an insurance adjuster after the original contractor was non-responsive and began to inflate the insurance claim. The original design was unrealistic and Spyder was able to reduce the cost by 45% and keep the project under budget.
Challenges
One of Spyder’s specialties is cleaning up after other people’s messes. In this instance, the engineer brought in by original contractor inflated code upgrade requirements. Spyder utilized our own trustworthy network of engineers as well as the municipality to define a more realistic scope. Original designs would have exceeded an insurance upgrade limit of $100k. Our budget came in well below that figure at $82k.
Results
Owners of the townhomes were able to return to their like-new properties prior to their insurance benefit of displacement expenses expired. Additionally, all three owners were able to sell their units due to significant appreciation in value.
