Project Synopsis
Spyder Construction restored a 15,000 SF, two-story commercial storage building after a fire damaged the second floor, which housed 60 units above 28 garage-style ground units. The project involved complete demolition and reconstruction of the upper story, a value-engineered gable roof replacement, exterior stucco and finish work, smoke remediation, and upgrades to lifts and tenant layouts. Close coordination with tenants, as well as collaboration with engineers and the insurance adjuster, helped define the demolition and reconstruction scopes and develop an accurate estimate based on detailed design plans.
Challenges
The upper floor was deemed unsafe for direct access by the fire department, requiring careful content removal and tenant coordination before demolition. Spyder worked closely with tenants to sort and safely relocate contents.
Results
The project fully restored the building’s structure and functionality, achieving significant cost savings through the roof redesign. Spyder showcased its expertise in complex fire restoration and effective stakeholder collaboration.
