Project Synopsis
Spyder Construction was engaged to perform a comprehensive structural balcony repair program at the Renaissance Denver Hotel, an active hospitality property with a distinctly angular, contemporary Art Deco design. The scope included structural concrete repairs across 411 cascading balconies on both east and west elevations, drainage repairs and reconfiguration, façade panel reinforcement, traffic coatings, and the replacement of 50 sliding glass doors with associated interior tie-ins. All work was executed through a phased approach that allowed the hotel to remain fully operational throughout construction.
Challenges
The project involved repairs across 411 balconies, each with varying conditions and scopes of work, requiring structural concrete repairs, façade panel reinforcement, drainage reconfiguration, and envelope tie-ins within a fully occupied hotel. The cascading balcony layout and interconnected drainage systems across multiple levels of a high-rise complex demanded precise sequencing to manage water flow and prevent downstream impacts. Phased access and room block coordination were critical to maintaining guest safety, minimizing disruption, and sustaining efficient work zones while integrating sliding glass door replacements alongside exterior structural work.
Results
Through disciplined planning, clear communication, and strong field execution, Spyder restored the structural integrity and performance of the balcony systems while preserving the architectural character of the building. The completed work resolved concrete deterioration, improved drainage functionality, and extended the service life of the exterior assemblies. All scopes were delivered through phased turnover with consistent quality control, demonstrating Spyder’s ability to manage large-scale, technically complex structural repairs in active hospitality environments.
