Project Synopsis
A fire ignited in a three-story multifamily complex due to the improper disposal of smoking materials. Ten units and the central stairwell sustained heavy damage, requiring the building to be taken down to the studs. Before reconstruction could begin, Spyder Construction managed extensive mold remediation, smoke cleaning, and encapsulation of salvageable components. From there, the rebuild included reframing the structure, installing a new truss system and roof, and reconstructing the exterior stairwell with new concrete landings. Each unit was outfitted with new mechanical, electrical, and plumbing systems, along with modern fixtures, cabinetry, flooring, windows, and doors—transforming the property into a safe, functional, and fully modernized building.

Updated building codes introduced added complexity throughout the rebuild.
