Project Synopsis
Spyder Construction was selected to complete common-area renovations across three multi-story, occupied residential buildings—ranging from five to eight stories. Our scope included tile demo, drywall repairs, new base trim, and corridor painting with five different sheens and accent walls throughout.
Challenges
Working in an active residential environment required careful planning to ensure uninterrupted resident access and safety. In addition, we navigated complex scheduling alongside separately contracted electricians and flooring crews, all while maintaining momentum on a tight five-month timeline. Coordinating across multiple teams without direct contractual authority required proactive communication and shared ownership of progress.
Results
Our team minimized disruption through phased work, maintained a clean and safe environment, and led coordination efforts with outside contractors. The updated corridors—featuring new trim, paint, and drywall—brought new life to the buildings, enhancing the tenant experience and adding long-term value.
