Project Synopsis
Spyder Construction was engaged to remediate extensive waterproofing and structural issues affecting all 20 buildings in the Parkhouse apartment complex, each standing at 3 to 4 stories and fully occupied. Faulty waterproofing along the roofline, scuppers, and balcony connections had led to severe water intrusion behind the exterior cladding, posing significant risks to the structure.
Challenges
Spyder Construction collaborated closely with the engineering team to develop custom solutions and create seamless transitions between multiple structural elements—where wood and concrete balconies connected with the building’s siding and at dormer interfaces along the roofline, where siding, stucco, and roofing materials converged. These areas required meticulous planning and material expertise to ensure watertight integration across diverse structural components.
Results
This extensive remediation project delivered a robust and reliable waterproofing system, enhancing structural stability across the entire complex and ensuring a long-term solution to water intrusion issues.
