Project Synopsis

Spyder Construction partnered with Sentry Management to repair and restore five exterior stair landings and adjacent ceilings at the Northbrook Condominiums in Boulder, Colorado. The landings had experienced long-term deterioration, water intrusion, and microbial growth that compromised both safety and appearance. The scope involved full removal of the existing concrete topping slabs, repair of the underlying steel decking, installation of a new waterproofing membrane, and placement of new topping slabs designed for long-term durability. Stucco and substrate materials were removed to expose concealed conditions, allowing the team to identify areas of water damage and corrosion. Structural steel was cleaned, repaired, and treated with a rust-inhibiting coating before a new stucco system was applied across all landings and stairwells. With coordinated planning and careful sequencing, Spyder restored structural integrity, improved waterproofing performance, and delivered a clean, cohesive exterior finish for this occupied community.

Challenges

This project required a methodical approach to identify hidden damage and safely work within active residential spaces. Many of the underlying deterioration issues—including corrosion on structural steel and microbial growth behind finishes—were discovered only after removal of exterior materials. Addressing these conditions meant adjusting sequences in real time while maintaining safety and minimizing disruption to residents. Working across multiple elevations also required precise coordination of access, debris removal, and protection of building occupants. Ensuring the long-term performance of the restored landings and ceilings demanded high attention to detail at every stage, from demolition and substrate repair to waterproofing and final stucco application.

RESULTS

Spyder delivered a fully restored system of landings and ceilings that now meets modern performance expectations for waterproofing, durability, and safety. The installation of new topping slabs, a waterproof membrane, and a Westcoat sealer system will provide reliable protection against future moisture migration. All structural steel components were repaired and treated, and the new stucco finish created a clean, consistent appearance throughout the walkways and stairwells. Residents experienced minimal disruption throughout construction, and the ownership group received clear documentation of conditions and completed repairs. The project left Northbrook Condominiums with structurally sound, aesthetically refreshed landing areas designed to perform for years to come.
