Project Synopsis
This multifamily building envelope restoration focused on improving the exterior performance and appearance of a large residential community made up of eleven three-story buildings. The project included restoring 24,000 square feet of cedar siding through careful hand sanding and re-staining to correct widespread fading and weathering. Spyder also replaced more than 60,000 square feet of aging cladding with upgraded cementitious panels installed on a modern track system to increase durability and long-term protection. Architectural metals, including sunshades, eyebrows, railings, and cap metal, were reset and repainted to complete a cohesive exterior renewal. The multifamily building envelope restoration revitalized the property, strengthened the exterior envelope, and improved curb appeal for residents and ownership.
Challenges
Completing a multifamily building envelope restoration of this size required meticulous planning and technically skilled crews. The soft cedar siding demanded hand sanding to prevent surface damage while still removing the deteriorated stain across large elevations. Multiple boom lifts needed to operate safely in an active residential community without disrupting resident access or parking. Coordinating siding restoration, panel replacement, and metal repairs across eleven buildings created extensive sequencing requirements. In addition, all work had to comply with Boulder’s strict building codes, which required enhanced oversight, inspections, and documentation. Every phase of the multifamily building envelope restoration had to maintain quality control, protect residents, and keep the property fully accessible throughout construction.
Results
At completion, the multifamily building envelope restoration delivered a renewed exterior that significantly improved the property’s appearance, performance, and longevity. Restored cedar siding brought back the natural warmth of the original material, while new cementitious panels provided a modern, code-compliant upgrade with improved weather resistance. Refinished architectural metal elements unified the overall aesthetic and enhanced protection of exposed edges and details.
