Project Synopsis

Spyder Construction was selected to complete a large-scale exterior restoration for a multifamily housing community that included 28 residential buildings, a clubhouse, four outbuildings, and 30 carports. At more than 20 years old, the property was showing significant signs of wear and required more than just a new coat of paint. Ownership and management wanted a solution that would restore the community’s appearance while also protecting their investment for the long term. Spyder delivered a comprehensive exterior building envelope upgrade that included full exterior painting, window repairs and replacements, trim and siding restoration, and metal repairs on carports and other exterior features. Work was carefully sequenced across all structures over a five-month period, allowing the community to remain fully occupied while ensuring consistent progress and efficiency. By leveraging proven project management systems and close coordination with property management, Spyder minimized disruption for residents while delivering a durable, refreshed exterior.

Challenges

Executing a project of this scale in a fully occupied multifamily community required detailed planning and constant communication. Hundreds of residents lived onsite, which meant safety, accessibility, and proactive updates were essential. Spyder worked closely with property management to distribute schedules, post signage, and provide daily communication so that residents were aware of upcoming work and any temporary restrictions. Coordinating multiple scopes—painting, siding, window, and metal repairs—across 28 buildings also required precise scheduling to keep trades moving efficiently and avoid costly rework. Because all work was completed while the community was occupied, safety protocols were strictly enforced, with materials and equipment staged carefully to avoid disruption to daily life. In addition, the mountain climate presented weather-related challenges that required the team to monitor conditions closely and adjust schedules to maintain quality standards and avoid delays.

Results

The project was delivered on time and within budget, giving ownership a modernized, refreshed exterior that significantly improved curb appeal and long-term property value. The restoration provided a consistent, attractive appearance across all buildings, strengthened siding and trim, replaced failing windows, and upgraded metalwork to ensure durability and reduce future maintenance needs. All of this was achieved with zero interruptions to occupancy or resident safety.
