Project Synopsis
The Lowry Park capital improvements project modernized and expanded the community’s outdoor environment through a comprehensive renovation of the pool and amenity areas. The scope covered more than 30,000 square feet of redesigned space, including two new outdoor kitchen areas, a spa installation, upgraded hardscapes, and refreshed landscaping that elevated the pool deck and enhanced the resident experience. This effort blended capital improvement planning, architectural design, and long-lasting exterior upgrades into one cohesive transformation.
Challenges
The capital improvements plan required significant structural and site modifications that introduced several complexities throughout construction. The updated landscape and drainage design called for a complete re-grading strategy to improve long-term site performance, along with the full demolition and reconstruction of a ten-foot retaining wall. Additionally, all work took place in an active multifamily community, which meant carefully sequencing construction, coordinating access, and maintaining safety while minimizing disruption for residents and nearby buildings.
Results
Spyder successfully delivered the full suite of capital improvements and pool renovation upgrades with minimal impact on residents. The final result is a modernized outdoor environment featuring elevated amenities, durable hardscapes, and a fully reimagined pool experience that adds long-term value to the property.
