Project Synopsis
Age and weathering made it necessary to replace approximately 6,000 linear feet of elevated walkways and stairwells across 11 four-story buildings at the Hidden Lake Apartments. Scaffolding and temporary shoring were strategically placed in each courtyard, providing safe access to all levels while keeping entryways open. Crews began by removing light fixtures and demolishing old concrete to expose the steel framework. After media-blasting to clear corrosion, each section of steel was assessed, with any unsalvageable parts replaced immediately to maintain resident access. New steel was spliced into the structure, treated with a rust inhibitor, and painted. Finally, fresh concrete was poured, and light fixtures were reinstalled to complete the restoration.
Challenges
Resident safety and coordination were paramount in a project of this magnitude. Through clear communication and a flexible, resident-centered schedule, Spyder Construction implemented an approach to minimize resident disruption and ensure safety throughout the process.
