Project Synopsis
Fire had damaged eight apartments in this Aurora complex. Outbidding two other contractors, Spyder was awarded the restoration project. Work included replacing roof trusses, removing all finishes and drywall from four apartments, and completing smoke cleaning in an additional four apartments.
Challenges
A portion of the roof framing that had to be replaced was located over units that were not being restored. Eight trusses, along with the sheathing, had to be removed and replaced in a timely manner to avoid water intrusion into occupied units.
Results
Working closely with the management company ensured all selections were approved and the finished product met the new renovation requirements of the property. Spyder completed the scope without any change orders and on schedule; the owner and insurance adjuster were extremely pleased with the performance of this project.
