Project Synopsis

The Centric LoHi structural repair project addressed major water intrusion originating from leaks beneath the elevated pool deck and pedestal paver system, which compromised the second-story amenity deck and impacted the parking garage below. Working closely with ownership, the builder’s representative, and the engineering team, Spyder executed a comprehensive remediation plan focused on eliminating active leaks, restoring structural integrity, and implementing durable waterproofing systems. This work was completed while maintaining safe access for residents and uninterrupted operations for the street-level retail spaces below.

Challenges

The project involved several complexities, beginning with the structural challenges of safely removing heavy concrete and paver systems from the elevated second-story deck without compromising the building’s stability. Maintaining resident safety and continuous access throughout the project was essential, as was ensuring minimal disruption to the active parking garage and retail businesses below. Logistical constraints around material staging, waste removal, and access to critical work areas required meticulous planning and daily coordination to keep the project moving efficiently.
