Project Synopsis
The Bella Terra fire restoration project involved rebuilding half of a 24-unit multifamily property that was destroyed down to the structural shell after a major fire. Spyder led all phases of the reconstruction effort, including demolition of compromised areas, smoke cleanup and encapsulation, structural reframing, roof replacement, and the reconstruction of elevated walkways and stairwells. This complete rebuild restored the damaged portion of the community to a safe, functional condition while aligning with the owner’s goal of bringing units back online quickly.
Challenges
The project took place immediately adjacent to occupied residences, requiring careful planning and strict safety measures to protect nearby tenants. With limited room for staging materials and equipment, Spyder coordinated logistics within a constrained parking area while maintaining clear resident access routes. Dust, debris, and noise control were critical factors throughout construction, demanding disciplined site management and daily coordination to keep the work progressing without disrupting the surrounding community.
RESULTS
Spyder completed the Bella Terra fire restoration efficiently, returning damaged units to service faster than anticipated. The building was restored to full occupancy, protecting the owner’s asset value and reestablishing much-needed homes within the community. The team’s disciplined planning, respectful site practices, and consistent field execution helped the project move forward without unnecessary delays or resident disruption.
