Project Synopsis
Due to a freezing temperatures coupled with the lack of proper insulation around the fire suppression system, the Alexan had a major line break. Spyder facilitated a complete re-piping of the fourth floor of the high-rise multi-family apartment complex in downtown Denver. While working with residents and management, we were able to install the new batt insulation and a closed cell foam insulation to ensure this same problem would be mitigated from happening again.
Challenges
Inspections upon completed work uncovered preexisting construction defect conditions outside the original scope of work. Spyder worked with both the client and City of Denver to resolve the issues and elevate the quality of construction to a status better than what existed prior to the freeze event.
Results
The project was completed on schedule and ahead of budget. Spyder was able to minimize the impact to existing residents in the occupied wings of the building by setting floor to ceiling containment and providing access and egress while work was ongoing. Spyder’s close partnership with onsite management enabled all 18 impacted units to be turned over and ready to occupy almost immediately.
