Project Synopsis
This high-rise luxury apartment complex in downtown Denver, Colorado required numerous repairs to two towers and 508 residential apartment units. Repairs included replacing the balcony glass, replacing the curtain wall spandrel glass insulation assembly, and replacing all fire suppression and domestic water piping on residential levels.
Challenges
Completing repairs in an occupied high-rise structure experiencing water loss required an unconventional approach of starting at the top level and systematically working down through each floor until all issues were addressed. Ultimately, Spyder formed a strong coalition with all stakeholders including the building owner, architect, engineer, consultants, the City of Denver Building Department, and the Denver Fire Department to define and develop the method of procedures for repairs.
Results
Spyder delivered all new exterior finishes with underlying structural support while keeping units occupied throughout construction.
