Project Synopsis
The 1190 Birch facade upgrade modernized the exterior of this aging 1960s apartment building by replacing its failing tile system with a clean, contemporary stucco finish. As deterioration became visible across the façade, Spyder was contracted to refresh the building’s curb appeal and strengthen the underlying exterior structure. The project involved removing the outdated tile façade, addressing substrate deficiencies, and installing a durable, modern finish that aligned with the property’s long-term capital improvement goals.
Challenges
During removal of the failing tile façade, the original mastic used for adhesion began separating from the substrate, causing additional damage to the underlying structure. As more tiles were removed, concealed deterioration became evident, requiring a redesigned approach to reinforce the wall system before any new exterior finish could be applied. Spyder worked closely with the architect to develop a cost-effective solution that stabilized the substrate, preserved structural integrity, and ensured the façade was properly prepared for the new stucco system.
Results
Spyder delivered all-new exterior finishes supported by enhanced substrate reinforcement while keeping the building fully occupied throughout construction. In addition to improving durability and appearance, the ownership team partnered with a local artist to introduce a vibrant new design element, bringing color and renewed character to the neighborhood as part of the completed façade upgrade.
