Look for a contractor that handles both mitigation and reconstruction so you’re not coordinating separate companies. Ask whether they do their own environmental testing and abatement or sub it out. Ask about their documentation process, because your insurance carrier will require detailed records. Check whether they have experience with occupied commercial buildings specifically, not just residential. And ask them to name projects similar in scope to yours. A company that restores single-family homes is not the same as one that restores 15 flooded apartment units across multiple floors.
Most commercial property insurance policies cover restoration from sudden events: fires, pipe bursts, sprinkler failures, hail damage, and sewage backups. Coverage depends on your specific policy, the cause and category of damage, and whether the event is classified as sudden or gradual. Gradual damage (a slow roof leak that’s been there for months) is typically excluded. We work directly with your insurance carrier from the first day of the project. Our documentation process gives adjusters what they need to approve claims without unnecessary back-and-forth.

A single-floor water loss might take four to six weeks total. A large fire affecting multiple floors of an apartment building can take several months. The biggest variable is usually insurance approval, not the physical work.

Every building we work on is commercial, and our crews are trained for the specific requirements of occupied commercial environments: tenant notification laws, business continuity planning, phased construction, and large-scale insurance claims.
Most restoration companies focus on the emergency phase: extracting water, boarding up after a fire, setting up drying equipment. Once the building is stabilized, they hand you off to a general contractor for the rebuild. Most general contractors don’t do emergency work. Spyder is both. We respond to the emergency, handle the mitigation, manage environmental testing and abatement, and then rebuild the structure. One team from the first call through final inspection. That eliminates the handoff that typically adds weeks to a restoration project.
ACM stands for asbestos-containing material. Colorado state law requires testing for asbestos before any demolition can begin on older buildings. During restoration work, that means you can’t cut wet drywall, pull up damaged flooring, or open up walls until ACM results come back. Contractors who start demolition before testing create a potentially serious environmental hazard and a much larger remediation bill. Spyder orders ACM testing immediately on arrival and handles abatement in-house through our licensed environmental services team if anything tests positive.

That requires careful planning: phased construction schedules, tenant notification compliance, noise and access restrictions, and equipment placement that doesn’t block common areas or exits. In retail and office settings, we’ve completed full restorations while the business stayed open and operational throughout.
Cost depends on the type and extent of damage, the number of affected areas, whether environmental hazards are present, and the scope of reconstruction needed. A moderate water loss in a commercial office might run $50,000 to $150,000. A multi-floor apartment fire with environmental abatement and full unit reconstruction can exceed $1 million. First, make sure everyone is safe and out of harm’s way. If the damage involves water, shut off the source if you can safely reach the shutoff valve. If it’s a fire, don’t re-enter until the fire department clears the building. Don’t start any demolition or cleanup. Colorado law requires ACM testing on older buildings before any drywall or flooring is disturbed, and premature cleanup can destroy evidence your insurance carrier needs. Document what you can see with timestamped photos. Then call your insurance carrier and a restoration contractor who can be on site within hours.
